What's inside

Built for the way you actually work.

Slabs by tariff

Each room night is taxed on its own rate. Thresholds and rates are settings, so a rule change doesn't need a software update.

Correct place of supply

Rooms, banquets and restaurant bills are charged CGST + SGST where the hotel is, even for out-of-state companies.

Filing-ready reports

Invoice register, HSN/SAC summary and OTA TCS estimates, exported to Excel for your GSTR-1.

How it works

A workflow worth keeping.

01
Capture the GSTIN

Add the company or guest GSTIN at booking or check-in. It carries through to the invoice.

02
Tax every line

Each room night, meal and banquet charge gets its slab, SAC code and CGST/SGST split as it posts.

03
Export for filing

At month end, download the invoice register and HSN summary your accountant needs for GSTR-1.

GST on hotel rooms: how StaySynq picks the slab

Room GST in India depends on the tariff of each night, not on the total bill. Under the current rules, a night up to ₹7,500 is taxed at 5% and a night above ₹7,500 at 18%. StaySynq applies the slab night by night, so a stay that crosses the threshold on a weekend is taxed correctly without anyone splitting the bill by hand.

Meals sold as part of a room package (CP, MAP or AP) follow the room's slab, because a package is taxed as a composite supply. Thresholds and rates are stored as settings, so when the GST Council changes them you update the setting rather than wait for a release.

CGST and SGST or IGST: place of supply

Every invoice line carries its SAC code. For accommodation, restaurant service and banquet venues, the place of supply is where the hotel is. StaySynq therefore charges CGST + SGST on these even when the booking company's GSTIN is from another state. IGST is used only for services where the rules make the recipient's state the place of supply.

For the rules themselves, read our guide to GST on hotel rooms. We explain why hotel tax is harder than it looks in why global tax is the hardest PMS problem.

E-invoicing (IRN) built in

For B2B invoices that need an IRN, StaySynq generates the e-invoice directly through the government portal's API, without a third-party e-invoicing provider in between. The IRN and signed QR code print on the invoice, and an IRN can be cancelled from the same screen within the permitted window.

An invoice with a live IRN can't be cancelled in StaySynq until the IRN itself is cancelled, which keeps your books and the portal in step.

Reports for GSTR-1

The GST filing pack has three exports: an invoice register split into B2B and B2C with credit and debit notes, an HSN/SAC summary laid out like GSTR-1 Table 12, and an estimate of the TCS each OTA has collected under Section 52. Exempt, nil-rated and non-GST supplies such as liquor are kept separate.

StaySynq does not file returns on the GST portal. It gives your accountant clean, reconciled inputs instead of a month of invoices to re-key.

Accounting: Tally Prime and Zoho Books

When a folio closes, StaySynq creates a sales voucher for Tally Prime, and posted journals follow as journal vouchers once your GL accounts are mapped to Tally ledgers. Tally runs on your own computer, so a small connector there picks up the vouchers and imports them. Zoho Books connects directly for invoices, payments and contacts.

FAQ

GST Billing questions.

What GST rate applies to hotel rooms?

Under the current rules, room nights with a tariff up to ₹7,500 are taxed at 5% and those above ₹7,500 at 18%. StaySynq applies the slab to each night separately. Rates and thresholds are settings, so check them with your CA whenever the rules change.

Do you charge IGST to companies from another state?

Not for rooms, restaurant bills or banquet venues. The place of supply for these is the hotel's location, so StaySynq charges CGST + SGST and prints the company's GSTIN on the invoice so they can claim credit where eligible.

Can I split one stay into a company invoice and a guest invoice?

Yes. The split-bill tool moves charges between folios, for example room and breakfast to the company and minibar and laundry to the guest, and each folio produces its own GST invoice.

Can StaySynq file my GST returns?

No. It produces the invoice register and HSN/SAC summary your accountant uses for GSTR-1, in Excel. Filing on the GST portal stays with you or your CA.

Does StaySynq generate e-invoices with an IRN?

Yes. E-invoicing is a module in StaySynq. It generates the IRN and QR code directly through the government portal's API, with no third-party provider, and lets you cancel an IRN from the invoice.

Does it work with Tally?

Yes. Sales and journal vouchers are sent to Tally Prime through a connector on the computer where Tally runs. Zoho Books is also supported.
