Hotel PMS software list

Hotel PMS software list: 14 systems compared for 2026

A hotel property management system (PMS) runs reservations, check-in, room status, billing and reporting. Most now sell a channel manager, booking engine and payments alongside it, but what is included and what costs extra varies a lot. Here are 14 cloud PMS systems hotels commonly shortlist, from small B&B tools to enterprise suites, with what each does well and what to check before you choose.

By the StaySynq team · Updated October 2026 · StaySynq is one of the products listed.

What to check in a hotel PMS

  • What is in the base price. A channel manager, booking engine, POS and payments are each included by some vendors and sold as add-ons by others. Price the full stack you will actually run, not the headline plan.
  • How it is priced. Per room a month (apaleo, WebRezPro, Hotelogix), a flat plan (eviivo, Little Hotelier, RoomRaccoon), a share of revenue (Clock PMS+) or a quote (Cloudbeds, Mews, Oracle, Stayntouch, StaySynq). Each suits a different size of property.
  • How OTAs connect. A built-in channel manager is simpler; a partner channel manager gives you more choice. Either way, confirm the specific OTAs you sell on are supported two-way.
  • Integrations and openness. Hotels that need door locks, accounting, revenue tools or custom reports should check the marketplace or API, and whether connections cost extra.
  • Property size. Several systems here are built for under 25 rooms; others only make sense above 50 rooms or for groups. A €400 monthly minimum or a 50-room floor changes the maths quickly.
  • Local tax and compliance. Invoicing rules differ by country. If you are in India, GST slabs, e-invoicing and Form C matter; our India roundup covers that in detail.
  • Migration and onboarding. Ask what data moves, who does the work, how long it takes and whether it is charged. The PMS migration checklist lists what to ask.

How we chose

We listed cloud systems that cover the front desk, billing and OTA distribution, and that hotels in different size bands commonly compare. Facts come from each vendor's own website, with Capterra and Hotel Tech Report where noted, checked in October 2026. The order groups systems roughly by the properties they suit and is not a ranking. StaySynq is our product, so we've listed its gaps as plainly as everyone else's.

How to switch hotel PMS

Whichever system you choose, the steps are the same: export your data, map your channels, run both systems for a shift, then cut over on a quiet morning. Our free PMS migration checklist walks through all of it.

Common questions

What is hotel PMS software?

A property management system is the software a hotel runs its day on: reservations, check-in and check-out, room status, the guest's bill, payments, night audit and reports. Most cloud systems now add a booking engine for direct bookings and connect to OTAs through a channel manager. Our glossary explains the terms you'll meet while comparing them.

Which hotel PMS software is best?

It depends on the size of the property and what you want included. For a B&B or guesthouse, Little Hotelier or eviivo. For an independent hotel that wants everything bundled, Clock PMS+, RoomRaccoon or StaySynq, especially if you run a restaurant or banquets. For a group that wants automation, Mews. For a large hotel or chain, Oracle OPERA Cloud. For a tech team building its own stack, apaleo.

How much does hotel PMS software cost?

Published prices in this list run from $29 a month (Little Hotelier) and $50 a month (eviivo) for small properties, to $10 per unit a month (WebRezPro) and €8 per room a month with a €400 minimum (apaleo). Clock PMS+ prices on revenue. Cloudbeds, Mews, Oracle, Stayntouch, innRoad and StaySynq quote per property. Always add the channel manager, POS, payments and onboarding if they are extra.

Which hotel PMS systems include a channel manager?

Built in and included: Little Hotelier, eviivo, RoomRaccoon, eZee Absolute, innRoad, and Mews and Cloudbeds from their second plan up. Clock PMS+ includes Booking.com and charges per extra channel. apaleo, WebRezPro, Oracle and StaySynq connect to a separate channel manager, which gives you more choice but is a second subscription.

Which hotel PMS systems include a restaurant POS?

StaySynq, Clock PMS+ and Hotelogix include one. Mews and eZee Absolute sell theirs as an add-on. Oracle's Simphony is a separate product. The rest connect to a third-party POS. If food and drink is a large share of your revenue, see what room-charge posting should look like before you choose.

Is there free hotel PMS software?

None of these 14 is free. eviivo gives the first 30 days free and Hotelogix a 15-day trial, which is enough to test the front desk and billing with your own rates. Sirvoy, covered in our Cloudbeds alternatives, has a free tier for very small properties.

How long does it take to switch hotel PMS?

Small properties can be live in days; large hotels take weeks to months. Most of the work is exporting your data, mapping rates and OTAs, and running both systems for a shift. The PMS migration checklist covers each step, and our guide to choosing a hotel PMS lists the questions to ask in demos.
