What is an out-of-order room?
An out-of-order (OOO) room is one that cannot be sold because it needs repair, renovation or deep cleaning. It is removed from the hotel's available inventory for the period, so it can't be booked and is usually left out when occupancy is calculated.
Out of order and out of service
Out of order means the room is not fit to sell, for example because of a leak or a broken air conditioner, and it comes out of inventory. Out of service (OOS) is a short-term hold for a minor problem, such as a missing remote; the room stays in inventory and counts as available.

Are out-of-order rooms counted in occupancy?
Normally not. They are taken out of the rooms available. Out-of-service rooms stay in the count.
